Terms and conditions

Bookings and cancellation

Our weekly let is from Saturday to Saturday. Shorter bookings may be available on request.

Lodges will be available from 4pm on your day of arrival, until 10am on your day of departure.

Please contact us to make your booking. Your booking is secured once we receive the deposit, which is 25% of the total cost of your accommodation. The deposit is non-refundable.

The balance is payable 4 weeks prior to arrival. For bookings made fewer than 4 weeks prior to arrival, full payment will be required at the time of booking.

In the event that you cancel your booking less than 4 weeks prior to arrival, you will still be liable to pay the full balance. We will only be able to refund this to you if we are able to re-let the accommodation. We therefore strongly recommend that you take out holiday insurance to cover this eventuality.

It is extremely unlikely that we will need to cancel or change your booking, but unforeseeable problems and circumstances beyond our control can occur. In the event that we need to cancel your booking we will refund the cost of your booking in full. We regret that we are unable to accept responsibility for any other costs or losses you may incur directly or indirectly as a result of cancellation, and recommend you take out appropriate holiday insurance to cover this.

The person making the booking will be responsible for all members of their party. We regret that we cannot accept bookings from persons under 18 years of age.

The accommodation

Your booking includes all electricity, water, and VAT where applicable. We will supply bedlinen and one bath towel per guest, as well as handtowels and teatowels. A basket of logs will be provided for the logburner, and more logs will be available for a small charge on request.

For your convenience the kitchen includes a basic provision of cutlery, crockery, tea towels, pans and other conveniences. We want you to enjoy your stay so if there is anything specific you require please ask in advance, and we will try and assist if we can. There is a good selection of supermarkets and other services locally.

There is a shared services building adjacent to the lodges, which includes a washer/dryer for guest's use.

We do not provide cots or high-chairs as standard, but please ring to discuss this with us.

If you have any problems with your accommodation, particularly if you discover that anything is missing or damaged on arrival, please notify us immediately so that we have the opportunity to resolve it. Complaints cannot be accepted after your stay has ended.

You are responsible for leaving the property in a clean and tidy condition after your stay, excepting used towels and bedlinen. If an excessive amount of cleaning is required, a charge may apply.

All damages and breakages should be reported to us before you leave, and we reserve the right to charge for any accidental or non-accidental damage (beyond reasonable wear and tear) to the property or its contents.

You must not exceed the maximum occupancy limit for your lodge, which includes bringing additional camp beds, tents, caravans or campervans.

While we make every endeavour to ensure the information on this website is accurate and up to date, we cannot be held responsible for any errors or omissions. If any details are of particular importance to your party please check them with us before your stay.

We retain the right of reasonable access to the property during your stay.

We shall not be liable to you or any member of your party for any loss or damage to person or property arising from your stay with us.

Staying on a working farm

Potterne Park Farm is a busy working farm, with machinery and vehicles regularly using the farmyard. Guests must not enter the farmyard unless accompanied by a member of farm staff. Philip and Ailsa will be happy to direct you to the best places to walk and explore.

While we will make every effort to keep disturbance to a minimum, farms do come with a certain amount of noise and unforeseeable activity!

Children must be supervised at all times.

We draw your attention to the unfenced pond near the main house.

Sorry, but because of our livestock and the high quality fittings and furnishings in the lodges we do not allow dogs as standard. Well behaved dogs may be allowed in certain circumstances, but only by arrangement in advance with Ailsa and Philip.

Smoking is strictly prohibited within the lodges or their verandas, and near farm buildings, equipment and produce at any time.

We reserve the right to ask you to leave the accommodation immediately if we consider that your party’s behaviour endangers the safety of our staff, livestock, visitors, property or livelihood. Similarly we reserve the right to terminate your stay if complaints are made of anti-social or unacceptable behaviour against your party, or your party causes an unreasonable amount of damage to the property or its contents.

If you require any more information ahead of your stay, please do get in touch and we will do all we can to assist you.
